SHOWING YOUR HOME
Relax, You're Ready! Whenever possible, leave during showings. Buyers stay longer, feel more comfortable and pay more attention to your home when you are not at home. Don't leave till the agent arrives. He/She may have several showings and may not be running exactly on schedule. If you have pets, remember to put them away before you leave so they don't distract prospective buyers.
When You Can't Leave Be courteous but don't initiate conversation with the prospective buyers. Invite the agent to show the home and then excuse yourself. Don't volunteer any information as to why you are moving and certainly don't say anything to indicate there is any urgency what so ever! Keep the children distracted and quiet so the showing can proceed uninterrupted.
When They Ask You Questions Answer direct questions but avoid engaging in conversation. Have information about the neighborhood, schools and maintenance & utility bills out in plain sight. This will eliminate a lot of questions. If they want to know "what is and is not included" refer them to the feature sheet. Avoid discussing other items which you may wish to sell. It is distracting. We want the focus on your home.
What To Avoid Do not discuss price, terms, possession, your motivation for moving etc. Refer all such questions to their agent and if he doesn't have the answers, instruct him/her that I, your Agent, will contact them with the requested information.
Trust The RealtorAs much as you are proud of your home, refrain from showing it. The agent knows what his/her client's needs are. You need to trust him/her and as hard as it may be, you need to stay in the background. Don't forget to let me know you have had a showing. I will follow-up and give you any pertinent feed back.
